CHAMONIX RENTAL REQUIREMENTS

What to check before renting out your property

Holiday rental rules in Chamonix have become stricter in recent years. At Alpes Agency, we stay up to date with local requirements and help owners with registration, change-of-use applications and supporting documents. We also guide you through the official meublé de tourisme star-classification process, from arranging an assessment to preparing for inspection.

CHAMONIX RENTAL REQUIREMENTS

Registering your holiday rental

Holiday rentals in Chamonix must be registered online through the valley’s Déclaloc platform. This applies to properties owned by individuals and companies.

Registration generates a unique number that must appear on your rental advertisements. An earlier paper CERFA declaration does not replace this online registration.

Registration and permission to rent are separate steps: receiving your registration number does not, by itself, grant authorisation for a change of use.

✓ Register through Déclaloc
✓ Include the number on your listings
✓ Change-of-use authorisation is generally also required

CHAMONIX RENTAL REQUIREMENTS

Understanding changement d’usage

For a second home in Chamonix, authorisation for a changement d’usage is required before offering it as a holiday rental—even if it was already rented before the local rules came into force.

The standard quota in Chamonix-Mont-Blanc is one property per owner, covering individuals and companies. Specific exemptions and derogations may apply, so your ownership arrangements and intended use need to be checked.

The application must be submitted by the property owner. Different conditions apply when renting out a principal residence.

✓ Check your property’s status
✓ Review the quota and any applicable exceptions
✓ Obtain the required authorisation before letting

CHAMONIX RENTAL REQUIREMENTS

Preparing the supporting documents

Chamonix’s guidance requires a valid DPE rated A to E for change-of-use applications concerning homes first offered as holiday rentals from 20 November 2024.

Properties already used as holiday rentals before that date are treated differently. If this applies to your property, check what evidence of its earlier rental activity the town hall requires.

For an apartment, also review the copropriété rules: the application requires a declaration that the proposed change of use is not prohibited by the building’s regulations.

✓ Check whether a DPE is required
✓ Gather evidence of previous rental use where relevant
✓ Review the copropriété regulations

CHAMONIX RENTAL REQUIREMENTS

Official star classification for your Chamonix property

The French meublé de tourisme classification gives holiday homes an official rating from one to five stars, helping guests understand their level of comfort and equipment. Classification is voluntary, involves an assessment by an accredited or approved organisation, and is valid for five years.

At Alpes Agency, we can help you prepare your Chamonix apartment or chalet for assessment. We review the requirements, identify practical improvements and coordinate the inspection with a classification provider, such as Étoiles de France.

We help you consider an appropriate rating for your property, taking into account its facilities and the work needed to meet the criteria. The final classification is determined through the independent assessment.

Star classification is separate from registration and change-of-use authorisation: it does not replace permission to rent.

✓ Advice on the classification criteria
✓ Practical preparation before the inspection
✓ Coordination with the assessment provider

Our FAQ's

Do you have a question about our owner services in Chamonix?

Can Alpes Agency organise gardening, snow clearing, chimney sweeps and hot tub maintenance?

As a Chamonix property owner, we understand the importance of maintaining various aspects of your property. To ensure the highest level of professionalism, we outsource the following services to trusted professionals:

Chimney Sweeping – If your property has a chimney, we will organize an annual chimney sweeping to comply with insurance requirements. We keep the certificate on our system as proof of compliance.

Snow Clearing – For properties with outdoor spaces that require snow clearance, we arrange for a visit each time it snows. The property owners need to provide a shovel, and our snow clearers will diligently remove the snow. Additionally, if conditions lead to icy walkways, the clearers will also apply salt to ensure safe passage.

Hot Tub Maintenance – After every reservation, hot tubs are emptied and thoroughly cleaned. If a reservation extends beyond 7 days, a pH test is conducted midway through the stay to maintain optimal water quality.

Gardening Services – We can arrange for professional gardeners to tend to your outdoor spaces. Whether it’s regular lawn mowing, hedge trimming, or larger landscaping projects, our gardeners will ensure that your property’s outdoor areas remain well-maintained and visually appealing.

Please note that all these services are re-billed to you, the property owner, with a management commission added. We strive to provide comprehensive property management, including these essential services, to ensure that your property remains in excellent condition throughout the year.

At Alpes Agency, we believe in entrusting these tasks to skilled professionals, allowing you to have peace of mind knowing that your property is well-cared for by experienced specialists.

Are there any other costs?

Linen, housekeeping, meet & greets, and any other maintenance or management services are invoiced monthly. We can provide you with a cost list of our services on demand.

Does Alpes Agency do emergency call outs?

As a Chamonix property owner, we understand the importance of prompt and efficient resolution of any issues that may arise during a reservation or at any other time. Here’s how we handle emergency situations:

Emergency Call-Out – In the event of any problems with your property, whether it’s during a guest’s reservation or at any other time, we provide emergency call-out services. Our dedicated team will promptly respond to address the situation and ensure that any necessary repairs or maintenance are carried out swiftly and effectively.

At Alpes Agency, we understand the importance of maintaining the functionality and comfort of your property. Our commitment to providing timely emergency assistance reflects our dedication to the well-being of both your property and the guests staying there.

How much commission on rental income does Alpes Agency charge the property owner?

As a Chamonix property owner, our goal is to provide you with a straightforward and transparent fee structure. We simplify the process by charging a flat commission of 20% HT on each booking. This commission covers the marketing and sales management expenses associated with securing reservations for your property.

To ensure convenience, we collect the 20% HT commission directly from the rental income at the source. This allows for a seamless transaction without any additional steps for you as the property owner. The remaining balance is  transferred to you via BACS at the end of the month, with the property management services (cleans/linen rental etc) deducted.

By adopting this approach, we aim to streamline the financial aspects of our property owner services, allowing you to focus on enjoying the benefits of your property while we handle the operational and financial aspects.

How much revenue can I expect from my Chamonix property rental?

As a Chamonix property owner, the annual rental revenue of your property is influenced by various factors, including its location, size, amenities, and owner usage.

To provide you with an accurate estimate of the annual revenue, we utilise a dynamic pricing software that continuously reviews rates based on occupancy and resort activity. This ensures that your property is priced competitively within a pre-agreed range set in collaboration with you, the property owner. By leveraging this technology, we optimise the rental rates to maximise your income potential.

It’s important to note that achieving the predicted revenue may require some time and initial traction for your property listing. Our team of experts is dedicated to promoting and marketing your property effectively, allowing it to gain momentum in the rental market. Rest assured, we work diligently to attract the right guests and secure bookings, ultimately helping you achieve the projected rental revenue for your Chamonix property.

As your trusted property rentals management agent, we are committed to ensuring your property reaches its full rental potential while considering your individual requirements as the owner.

What are our selling fees?

For property sale, our commission of 5% (incl. VAT @ 20%) of the posted sale price, or 4% (incl. VAT @ 20%) for sole agency.

Fees payable by the vendor, included in the advertised price

What does the cleaning charge include?

As a valued Chamonix property owner, we strive to provide exceptional cleaning services for your property. Here are the details regarding our cleaning procedures:

Cleaning Time and Rates – During our initial visit, we will estimate the time required to clean your property and provide a quote based on an hourly rate. However, we will review and adjust this estimate after the first few cleaning sessions to establish a standard check-out clean time for your property. The cleaning charge encompasses the provision of essential items such as toilet rolls, sponges/washing up liquid, soap, bin liners, and dishwasher tabs.

Extra Charges for Unusual Mess – In the event that guests leave the property in an unusually messy condition, any additional cleaning charges will be billed directly to them. Rest assured, as the property owner, you will not incur any extra charges. Please note that if the property is regularly used by the owners and requires a more thorough clean and tidy, the cleaning time needed may increase accordingly.

Owner’s Cleaning Option – Our cleaning team always visits the property before each reservation to ensure that the beds are properly made with fresh linen and that essential toiletries are stocked. However, if you, as the property owner, prefer to clean your property yourself after your stay, we may be able to offer a shorter cleaning time.

Inter-Season Deep Cleaning – Additionally, we perform deep cleaning for all properties during inter-season periods. This includes restocking light bulbs, batteries in remotes, salt in dishwashers, and replacing broken glasses, among other maintenance tasks.

At Alpes Agency, we understand the importance of maintaining a clean and inviting environment for your guests. Our dedicated cleaning team ensures that your property is impeccably prepared for each reservation, allowing guests to enjoy a comfortable stay.

What does the set-up of a property on the Alpes Agency sight entail?

As a Chamonix property owner, we want to ensure that your property is presented in the best possible light to attract potential guests. To facilitate this, we have the following services available:

Property Listing Setup Fee – There is a modest set up fee to list your property with Alpes Agency. This fee covers the necessary steps to showcase your property effectively. We also take care of the registration of the properties at the local town hall, ensuring you are compliant with the new regulations for short-term lets in the Chamonix Valley. It includes setting up your property on our website, online travel agencies, Property Management System, and channel manager. Additionally, we will create a comprehensive digital property manual for guests, providing them with all the essential details they need during their stay. To proceed with this, we kindly request the basic property information from you, the property owner.

Professional Photography – We cannot stress enough the importance of professional photos in the successful rental of your property. While there may be an initial cost involved, it is a worthwhile investment. The exact cost will depend on the size of your property. This fee covers the services of a professional photographer who will dedicate their time to capturing and editing stunning photos of your property. Our team will also ensure that the property is beautifully staged for the photoshoot. Additionally, there may be costs associated with purchasing materials such as flowers, pastries, wine, etc., to enhance the overall visual appeal of the property during the photoshoot. We also provide a 3D virtual tour option, which provides potential clients with an accurate walk through of the property and gives them a great feel of what to expect.

By availing these services, you can significantly enhance the visibility and desirability of your Chamonix property to potential guests. At Alpes Agency, we prioritise showcasing your property in the most captivating way possible, attracting discerning holidaymakers and maximising your rental potential.

What if the property needs basic maintenance?

As a Chamonix property owner, we understand that maintenance and renovation work may be necessary for your property. Here’s how we handle these situations:

Emergency Maintenance – If your property requires emergency maintenance at any time, we will promptly organise the relevant tradesperson to visit the property and provide a quote. We will maintain communication between the tradesperson and the property owner until the work is completed. The cost of the tradesperson, along with an hourly management fee, will be re-billed to the property owner. For minor maintenance issues, Alpes Agency will notify the owner without seeking prior approval. However, for any maintenance work costing more than 100 euros, we will always contact the owner to obtain authorisation before proceeding.

Non-Emergency Maintenance/Renovation – If your property requires non-emergency maintenance or renovation work, we can directly connect you with reputable project managers or tradespeople. This enables you, as the property owner, to liaise with them directly, ensuring a personalised approach to your property’s specific needs.

At Alpes Agency, we strive to provide efficient and effective solutions for all maintenance and renovation requirements. Our goal is to streamline the process, minimise disruptions, and ensure that your property remains in top condition.

What is needed in a property in order to rent it out?

At Alpes Agency, we offer a suggested inventory for rentals, ensuring your property is equipped with all the essentials. Who pays for breakages within the rental properties?

We rarely have any issues with breakages within our rental properties but we do take a security deposit from our guests and we check all properties on departure. If there is an issue, we will hold the deposit and arrange repair. Sometimes there can be breakages that are due to wear and tear, we try to be as fair as possible when assessing this. All our property owners must have  content insurance that will cover them for property rentals, we can assist if needed in making insurance claims in the unlikely event of a more significant issue. We ask our guests to report on broken crockery or glasses, and leave a cash contribution in the property on departure.
