THE APPEAL OF ARGENTIÈRE

Why rent out your property in Argentière?

Argentière has a distinctive appeal for visitors looking to experience the mountains while enjoying the charm of a traditional Alpine village. With the renowned Grands Montets ski area on its doorstep, it is particularly attractive to keen skiers in winter, while summer brings hikers, climbers and mountain bikers drawn to the surrounding trails and spectacular scenery.

The village offers a quieter alternative to central Chamonix, without sacrificing convenience. Its restaurants, local shops and transport connections make it a practical base for a mountain holiday, while properties with mountain views, outdoor space or easy access to the ski lifts can be especially appealing to guests.

At Alpes Agency, we understand the Argentière rental market and the different expectations of its visitors. We assess your property’s location, facilities and seasonal potential to recommend the most effective way to present, price and manage it throughout the year.

ARGENTIÈRE RENTAL REQUIREMENTS

Registering your Argentière holiday rental

All holiday rental properties in Argentière must be registered with the Chamonix-Mont-Blanc town hall. As Argentière forms part of the Chamonix commune, owners follow the same registration procedures as properties elsewhere in Chamonix.

Registration is completed through the DéclaLoc online platform, which issues an official registration number for the property. This number must be displayed on holiday rental advertisements, including Airbnb, Booking.com and other booking platforms.

At Alpes Agency, we help owners understand the registration requirements, prepare the necessary property information and navigate the online process. We can also check that the registration details are correctly reflected across the property’s rental listings.

How we can help

✓ Guidance through the DéclaLoc registration process
✓ Assistance with property information and documentation
✓ Registration number checks across booking platforms

ARGENTIÈRE RENTAL REQUIREMENTS

Understanding change-of-use rules in Argentière

Holiday rental regulations in Chamonix-Mont-Blanc have become stricter in recent years, with change-of-use authorisation now an important consideration for many owners wishing to rent out their properties in Argentière.

The requirements depend on the property’s circumstances, including whether it is a primary or secondary residence, its ownership structure and its rental history. As Argentière falls within the Chamonix commune, the same municipal change-of-use regulations apply.

At Alpes Agency, we stay informed about local regulatory developments and help owners understand which requirements apply to their property. We can explain the application process, identify the supporting documents needed and provide practical assistance with the administrative steps.

How we can help

✓ Explanation of local change-of-use requirements
✓ Guidance on the application and supporting documents
✓ Assistance navigating the DéclaLoc platform

ARGENTIÈRE RENTAL REQUIREMENTS

Energy performance and rental requirements in Argentière

Energy performance has become an increasingly important consideration for holiday rental properties in the Chamonix Valley. In Argentière, where winter temperatures can be particularly low, heating efficiency and insulation are also important aspects of a property’s comfort and running costs.

Depending on the property’s rental history and the applicable change-of-use rules, owners may need to provide a valid Diagnostic de Performance Énergétique (DPE). Properties newly entering the holiday rental market are subject to specific energy performance requirements, with further national standards scheduled to take effect in the coming years.

At Alpes Agency, we help owners understand the documentation required for their property and can assist with arranging a DPE assessment where necessary. We can also help identify practical improvements that may enhance guest comfort and the property’s suitability for holiday rentals.

How we can help

✓ Guidance on DPE and energy performance requirements
✓ Coordination of diagnostic assessments
✓ Advice on practical improvements and documentation

ARGENTIÈRE RENTAL REQUIREMENTS

Official star classification for your Argentière property

The French meublé de tourisme classification gives holiday rental properties an official rating from one to five stars. Classification is voluntary, involves an assessment by an accredited or approved organisation and remains valid for five years.

For many Argentière property owners, the principal benefit of obtaining a star classification is financial. Classified holiday rentals may qualify for more favourable tax treatment under the French micro-BIC regime, depending on the owner’s individual circumstances and applicable income thresholds.

At Alpes Agency, we can help prepare your apartment or chalet for assessment, review the classification criteria and identify any improvements required. We also coordinate the inspection with an approved classification provider, such as Étoiles de France.

Star classification is separate from registration and change-of-use authorisation and does not replace permission to rent.

How we can help

✓ Advice on classification criteria and potential tax benefits
✓ Practical preparation before the inspection
✓ Coordination with the classification provider

Our FAQ's

Do you have a question about our owner services in Chamonix?

Can Alpes Agency organise gardening, snow clearing, chimney sweeps and hot tub maintenance?

As a Chamonix property owner, we understand the importance of maintaining various aspects of your property. To ensure the highest level of professionalism, we outsource the following services to trusted professionals:

Chimney Sweeping – If your property has a chimney, we will organize an annual chimney sweeping to comply with insurance requirements. We keep the certificate on our system as proof of compliance.

Snow Clearing – For properties with outdoor spaces that require snow clearance, we arrange for a visit each time it snows. The property owners need to provide a shovel, and our snow clearers will diligently remove the snow. Additionally, if conditions lead to icy walkways, the clearers will also apply salt to ensure safe passage.

Hot Tub Maintenance – After every reservation, hot tubs are emptied and thoroughly cleaned. If a reservation extends beyond 7 days, a pH test is conducted midway through the stay to maintain optimal water quality.

Gardening Services – We can arrange for professional gardeners to tend to your outdoor spaces. Whether it’s regular lawn mowing, hedge trimming, or larger landscaping projects, our gardeners will ensure that your property’s outdoor areas remain well-maintained and visually appealing.

Please note that all these services are re-billed to you, the property owner, with a management commission added. We strive to provide comprehensive property management, including these essential services, to ensure that your property remains in excellent condition throughout the year.

At Alpes Agency, we believe in entrusting these tasks to skilled professionals, allowing you to have peace of mind knowing that your property is well-cared for by experienced specialists.

Does Alpes Agency do emergency call outs?

As a Chamonix property owner, we understand the importance of prompt and efficient resolution of any issues that may arise during a reservation or at any other time. Here’s how we handle emergency situations:

Emergency Call-Out – In the event of any problems with your property, whether it’s during a guest’s reservation or at any other time, we provide emergency call-out services. Our dedicated team will promptly respond to address the situation and ensure that any necessary repairs or maintenance are carried out swiftly and effectively.

At Alpes Agency, we understand the importance of maintaining the functionality and comfort of your property. Our commitment to providing timely emergency assistance reflects our dedication to the well-being of both your property and the guests staying there.

Does Alpes Agency have a minimum night stay on bookings?

As a Chamonix property owner, we understand that optimising the margins is essential when it comes to setting the minimum stay requirements for your property. As there are set fixed costs for each turnover, we tend not to take bookings for less than 3-night minimum stay, but we are more than willing to accommodate your preferences.

Typically, for highly sought-after weeks, such as peak seasons or special events, we implement a minimum stay requirement of 7 nights. This ensures an optimal margin on the weeks rental.

At Alpes Agency, we work closely with property owners like you to determine the optimal minimum stay duration that aligns with your goals. We are committed to providing the flexibility and customisation needed to suit your specific requirements as a property owner.

How much commission on rental income does Alpes Agency charge the property owner?

As a Chamonix property owner, our goal is to provide you with a straightforward and transparent fee structure. We simplify the process by charging a flat commission of 20% HT on each booking. This commission covers the marketing and sales management expenses associated with securing reservations for your property.

To ensure convenience, we collect the 20% HT commission directly from the rental income at the source. This allows for a seamless transaction without any additional steps for you as the property owner. The remaining balance is  transferred to you via BACS at the end of the month, with the property management services (cleans/linen rental etc) deducted.

By adopting this approach, we aim to streamline the financial aspects of our property owner services, allowing you to focus on enjoying the benefits of your property while we handle the operational and financial aspects.

How much revenue can I expect from my Chamonix property rental?

As a Chamonix property owner, the annual rental revenue of your property is influenced by various factors, including its location, size, amenities, and owner usage.

To provide you with an accurate estimate of the annual revenue, we utilise a dynamic pricing software that continuously reviews rates based on occupancy and resort activity. This ensures that your property is priced competitively within a pre-agreed range set in collaboration with you, the property owner. By leveraging this technology, we optimise the rental rates to maximise your income potential.

It’s important to note that achieving the predicted revenue may require some time and initial traction for your property listing. Our team of experts is dedicated to promoting and marketing your property effectively, allowing it to gain momentum in the rental market. Rest assured, we work diligently to attract the right guests and secure bookings, ultimately helping you achieve the projected rental revenue for your Chamonix property.

As your trusted property rentals management agent, we are committed to ensuring your property reaches its full rental potential while considering your individual requirements as the owner.

What does the cleaning charge include?

As a valued Chamonix property owner, we strive to provide exceptional cleaning services for your property. Here are the details regarding our cleaning procedures:

Cleaning Time and Rates – During our initial visit, we will estimate the time required to clean your property and provide a quote based on an hourly rate. However, we will review and adjust this estimate after the first few cleaning sessions to establish a standard check-out clean time for your property. The cleaning charge encompasses the provision of essential items such as toilet rolls, sponges/washing up liquid, soap, bin liners, and dishwasher tabs.

Extra Charges for Unusual Mess – In the event that guests leave the property in an unusually messy condition, any additional cleaning charges will be billed directly to them. Rest assured, as the property owner, you will not incur any extra charges. Please note that if the property is regularly used by the owners and requires a more thorough clean and tidy, the cleaning time needed may increase accordingly.

Owner’s Cleaning Option – Our cleaning team always visits the property before each reservation to ensure that the beds are properly made with fresh linen and that essential toiletries are stocked. However, if you, as the property owner, prefer to clean your property yourself after your stay, we may be able to offer a shorter cleaning time.

Inter-Season Deep Cleaning – Additionally, we perform deep cleaning for all properties during inter-season periods. This includes restocking light bulbs, batteries in remotes, salt in dishwashers, and replacing broken glasses, among other maintenance tasks.

At Alpes Agency, we understand the importance of maintaining a clean and inviting environment for your guests. Our dedicated cleaning team ensures that your property is impeccably prepared for each reservation, allowing guests to enjoy a comfortable stay.

What does the set-up of a property on the Alpes Agency sight entail?

As a Chamonix property owner, we want to ensure that your property is presented in the best possible light to attract potential guests. To facilitate this, we have the following services available:

Property Listing Setup Fee – There is a modest set up fee to list your property with Alpes Agency. This fee covers the necessary steps to showcase your property effectively. We also take care of the registration of the properties at the local town hall, ensuring you are compliant with the new regulations for short-term lets in the Chamonix Valley. It includes setting up your property on our website, online travel agencies, Property Management System, and channel manager. Additionally, we will create a comprehensive digital property manual for guests, providing them with all the essential details they need during their stay. To proceed with this, we kindly request the basic property information from you, the property owner.

Professional Photography – We cannot stress enough the importance of professional photos in the successful rental of your property. While there may be an initial cost involved, it is a worthwhile investment. The exact cost will depend on the size of your property. This fee covers the services of a professional photographer who will dedicate their time to capturing and editing stunning photos of your property. Our team will also ensure that the property is beautifully staged for the photoshoot. Additionally, there may be costs associated with purchasing materials such as flowers, pastries, wine, etc., to enhance the overall visual appeal of the property during the photoshoot. We also provide a 3D virtual tour option, which provides potential clients with an accurate walk through of the property and gives them a great feel of what to expect.

By availing these services, you can significantly enhance the visibility and desirability of your Chamonix property to potential guests. At Alpes Agency, we prioritise showcasing your property in the most captivating way possible, attracting discerning holidaymakers and maximising your rental potential.

What if the property needs basic maintenance?

As a Chamonix property owner, we understand that maintenance and renovation work may be necessary for your property. Here’s how we handle these situations:

Emergency Maintenance – If your property requires emergency maintenance at any time, we will promptly organise the relevant tradesperson to visit the property and provide a quote. We will maintain communication between the tradesperson and the property owner until the work is completed. The cost of the tradesperson, along with an hourly management fee, will be re-billed to the property owner. For minor maintenance issues, Alpes Agency will notify the owner without seeking prior approval. However, for any maintenance work costing more than 100 euros, we will always contact the owner to obtain authorisation before proceeding.

Non-Emergency Maintenance/Renovation – If your property requires non-emergency maintenance or renovation work, we can directly connect you with reputable project managers or tradespeople. This enables you, as the property owner, to liaise with them directly, ensuring a personalised approach to your property’s specific needs.

At Alpes Agency, we strive to provide efficient and effective solutions for all maintenance and renovation requirements. Our goal is to streamline the process, minimise disruptions, and ensure that your property remains in top condition.

What is needed in a property in order to rent it out?

At Alpes Agency, we offer a suggested inventory for rentals, ensuring your property is equipped with all the essentials. While most of it is based on suggestions, there is a minimum requirement to meet in order to rent out your property. We believe that a well-stocked property leads to positive reviews and boosts the overall success of your rentals. Our goal is to provide a seamless and enjoyable experience for both property owners and guests, ensuring a comfortable stay and enhancing your rental’s success.

All our property owners must have  content insurance that will cover them for property rentals, we can assist if needed in making insurance claims in the unlikely event of a more significant issue.
